Rental hot pockets emerge in Nashville area-Oct 24
Michelle Schwantes wants convenience, but she doesn’t want to sacrifice aesthetics.

So, when she and her daughter moved from the Fieldstone Farms subdivision in Franklin after living in a single-family home for six years, she immediately started shopping for apartments and condos.

“I didn’t want the outside work,” Schwantes said of mowing the lawn and painting the trim. “When you live in a house, you’re responsible for everything.”

She looked at loft spaces in downtown Nashville and tried the city’s trendy Gulch neighborhood but found little substance behind the flash of new restaurants and cute stores. Where would she buy her groceries?

Plano, Texas: New downtown development proposed-Oc

PLANO -- The continuing redevelopment of downtown Plano took another step forward Thursday as developers released plans for a 316,000-square-foot mixed use development at the corner of 15th Street and I Avenue.

The property would include a mix of retail and apartment space and is being developed by Southern Land Company of Nashville. The building would be located where Eisbenbergs Skatepark currently operates. Developers and other downtown merchants said they hope the project will help attract more people to downtown and raise awareness of what downtown Plano has to offer...

The Franklin-based developer of Westhaven, LaurelBrooke and McEwen Place broke ground this week on a luxury apartment complex on Elliston Place in Nashville.

Southern Land is calling the project E23. It will feature 331 apartments and 15,000 square feet of restaurant and retail space fronting Elliston Place. A 500-space parking structure will also be built on site to accommodate residents, diners and shoppers.

The 2.7-acre parcel at 23rd Avenue (hence, E-23) is close to Centennial Sportsplex and formerly was home to Father Ryan High School.

Southern Land Co. officials today broke ground on their latest project, Elliston 23, a block and a half east of Centennial Park. The project, which is aiming to be LEED Silver-certified, will contain 331 apartment units, 15,000 square feet of retail space and a 500-spot parking garage. Though Nashville’s apartment occupancy rate — currently at 93.3 percent — is still thousands of rental units away from its historical average of 95 percent filled, developers are gaining trust that the local economy and real estate markets will make a turnabout, which explains why multifamily construction is growing more nimble.

“People building new are anticipating increasing demand several years from now when the economy is stronger,” said Woody McLaughlin, chairman of Parthenon Properties, which tracks local apartment statistics. “The demand today is not creating it. Developers anticipate improved job growth.”

Williamson County Schools ranked first with 96.573 percent of its students scoring proficient or advanced, and Newport City Schools was runner-up with 95.966 percent. The Tennessee Department of Education also released Tennessee Comprehensive Assessment Program test results in grades 3-8 in math, reading and social studies. When it comes to reading, Murfreesboro City Schools had 54.606 scoring proficient or advanced to rank 29th in the state. Growth begets confidence at Westhaven

FRANKLIN, TN - Offering yet another sign that the Westhaven brand is among the strongest development projects in Middle Tennessee, work is under way on a clubhouse for members of the private golf course adjacent to the still-growing subdivision.

Investors at Westhaven Golf Club are building a two-story clubhouse that has been promised to duffers there since the 18-hole course opened in the summer of 2009. That project was delayed by the recession, but membership has grown steadily in the face of household cuts in discretionary spending.


New Store Rekindles Retailers' Optimism

The plan to build a Whole Foods store, which is 40,000 square feet and cost nearly $3 million, was first announced nearly four years ago, but construction began in earnest only last year.

Property values climb 10 percent since 2006

FRANKLIN — Despite the utter collapse of the housing market and the worst economy since the Great Depression, property values in Williamson County are up an estimated 10 percent from their 2006 appraised values, according to County Assessor Dennis Anglin.
